At Arctic Air Conditioning, we do more than keep your HVAC, plumbing, and electrical systems in excellent condition. Our specialists are also experts in garage door installation, maintenance, and repair. Most importantly, we can ensure your garage door tracks are properly installed, maintained, and repaired so your door opens safely and smoothly.
Schedule OnlineGarage Door Tracks 101
Located on both sides of your garage door, the tracks guide the door as it opens and closes. These can vary in width from one to three inches, with two inches being the most common in residential homes and commercial properties. Most assemblies consist of a vertical door track, horizontal door track, and trolly track. You'll also have the T-rail, travelers assembly, front idler bracket, and either a chain or a belt. Within the track, you'll have a track roller and rollers that will guide the door through the track. This is secured in place by a roller bracket.
Garage Door Track Repair & Replacement
Any number of events can damage your garage door tracks. Whether from vehicles backing up or boxes falling on top of the track, our repair specialists can quickly assess the condition of your tracks and determine the necessary repairs. If the damage is minor, it's often easily bent back into shape with the right tools. Of course, not every problem is easily fixed. When the damage is beyond repair, our team can quickly replace your tracks with a safe, sturdy, reliable replacement. If you notice any of the following, we recommend scheduling an inspection of your tracks to determine whether repair or replacement is needed:
- Visible warping
- Slow opening/closing
- Door won't open
- Noticeable gap between track and rollers
- Door won't close properly
- Loud noises when opening/closing

Schedule OnlineFrequently Asked Questions
If the track is severely twisted, bent, cracked, or heavily creased, it's best to replace the track rather than try to repair it.
With proper care and maintenance, a properly installed garage door track should last around 10,000 cycles or between 10 and 15 years.
We recommend replacing garage door tracks and other components when you purchase a new garage door. While the old parts and components may seem compatible, minor variations often can significantly diminish the safety and reliability of your garage door.
